Well, if it's cr@p, I'll blame you (just booked it for the 2 nights).
It looks good on the internet - most importantly, it's well located for what we need (walkable to Dunston Hall if required) - and better than Dunstons 'best' prices.....
..... that said, if Bibs comes in with a 'can't be beaten' price, I have the option to cancel up to a couple of days before arrival - what's not to like????

For those looking at the Mangreen, I also found rooms available on https://www.hotelscombined.com, so it might be worth giving them a ring before presuming that they’re sold out. I chose Dunston Hall as it’s a known option.
